Two owners, one building slated to be phased out of service, and a non-negotiable completion date make this project one of the most interesting of 2015. Located at South Pointe Hospital in Warrensville Heights, Ohio, the project was a collaboration between Ohio University and Cleveland Clinic. Serving as Construction Manager, Donley's work consisted of two distinct components, each with a unique owner, scope of work, and budget. The first component (Cleveland Clinic) consisted of selective demolition and mechanical and electrical infrastructure upgrades to prepare the existing 4-story, 65,000 sq. ft. facility for Ohio University and their newest Heritage College of Osteopathic Medicine (HCOM) satellite location. The second component (Ohio University) consisted of the demolition of architectural, branch electrical, and HVAC systems, followed by the complete build-out of the space. Featuring a new lobby with a grand staircase and skylight, HCOM now provides stu dents with state-of-the-art classrooms, study rooms, conference rooms, a library, staff offices, le arning labs, and a 3,100 sq. ft. anatomy lab with walk-in cooler. Existing exam rooms were upgraded to become simulation and teaching rooms, providing opportunities for hands-on experience to medical students. An open approach allowed the team to function efficiently, with a clear understanding of the anticipated outcome, and with a constant focus that the safety of patients, staff, and visitors was always the top priority. Early, frequent, and honest communication between Donley's, the owners, architect, and all contractors aligned the various priorities and considerations for the project into one cohesive plan, including the need to minimize disruption to the existing medical facility two floors above and to the adjacent medical office building. Design/Assist, early engagement with the electrical contractor, phased packaging, and real-time discussions of issues ultimately shaved two months off the project's substantial completion date. As Ohio University's first CM At Risk project, Donley's preconstruction and construction teams worked hard to earn the University's trust—and maintain the previously established trust of the Cleveland Clinic—by serving as stewards of the construction dollars, ensuring accountability across team members, establishing non-negotiable deadlines, and putting the needs of the client above anything else.
